At Atelier and Masterwork level, Joey remains directly involved from the initial briefing through to final handover, ensuring that the design intent remains consistent throughout the project.

Joey Houz was built exclusively for clients who want something that has never existed before. Every element of every Houz project — from spatial planning and joinery to material selection and lighting choreography — is designed from scratch for your property, your lifestyle, and your personal identity.

Every Joey Houz commission is a singular work of design, and we produce nothing that could be mistaken for anyone else's home.

Our ideal client understands that a home of genuine distinction cannot be built from a catalogue — it must be conceived, argued over, refined, and crafted with the same intention a couturier brings to a bespoke garment.

This is the most important question a serious client can ask — and we respect it with complete transparency. Houz Design commissions are structured across three tiers:

• The Houz Edit — from RM 300,000, for High-end condominium and terrace residences with curated standard to luxury finishes (depending on allocated investment amount)
• The Houz Atelier — from RM 600,000 onwards, for fully bespoke luxury bungalows renovation, penthouses, and prestige residences
• The Houz Masterwork — by private commission, for once-in-a-lifetime estates where no constraint exists

Every investment is fixed from the day the proposal is signed. The investment remains fixed for the agreed scope. Client-requested additions or changes are documented and approved separately before work proceeds.

It is worth noting that the true cost of a Joey Houz professional fees should be understood as a long-term asset investment, not an expense. A properly designed and executed luxury home in KL's prime residential market consistently commands significantly higher valuation and resale premium.

The Private Briefing is the foundation of everything. It is a structured, confidential conversation — held in our studio or at your property — in which we listen deeply to who you are, how you live, what you value, and what your home means to you.

This is not a sales meeting. We do not present portfolios hoping to impress. We ask the questions that most designers never think to ask — about light, about ritual, about the way your family moves through space on an ordinary Tuesday and on the most important evenings of the year.

There is no obligation whatsoever to proceed. The briefing is complimentary and entirely without pressure. If at the end of our conversation we believe we are not the right fit for one another, we will say so honestly. We only accept client where we are confident we can produce something extraordinary.

Project timelines vary by commission type, property scale, and scope of custom fabrication. As a general guide:

• Luxury condominium — typically 8 to 16 weeks from design approval to handover
• Prestige bungalow commissions — typically 6 to 18 months depending on scale, extension requirements, and bespoke joinery complexity
• Houz Masterwork commissions — timelines are set collaboratively and may extend beyond 18 months for the most exceptional estates

We build realistic, honest timelines into every investment proposal — and we hold to them. Our integrated project management system is designed to protect your schedule from day one. Where delays occur due to factors outside our control, we communicate immediately and manage proactively.

Joey Houz is a fully integrated design-and-build atelier. We manage every aspect of your project under one roof — design, material procurement, custom fabrication, construction management, site supervision, and final handover — with a single dedicated project director accountable for the whole.

You will never be asked to coordinate between a designer and a separate contractor. You will never face the situation — common in fragmented renovation arrangements — where the design intent is lost in translation between teams. We own the outcome entirely, from first sketch to final handover.

No. This is one of our most fundamental commitments. Every Houz commission begins with a comprehensive, fixed investment proposal that covers all design fees, material costs, fabrication, construction, and project management. Once the proposal is agreed and signed, the investment is fixed.

We invest significant time at the front of every project — far more than most firms — in cost planning, material budgeting, and scope definition. This rigour at the beginning is what makes certainty at the end possible. We do not use low initial quotations to secure a project and recover margin through variations — a practice distressingly common in the Malaysian renovation industry.

The only circumstances under which costs would be revised are client-initiated scope changes — additional rooms, material upgrades, or design alterations requested after the proposal is signed. These are documented transparently and agreed before any action is taken.

We do not impose a signature style on our clients. Our design philosophy begins with you — your personality, your travel influences, your aesthetic sensibilities, your daily rituals — and the result is always something that feels inevitably, unmistakably yours.
